House Rules & Good Neighbour Policy

Welcome to The Cosy Tap! We are set in Beal, a beautiful, small, and quiet village surrounded by lovely neighbours who have always been very welcoming. We want all our guests to have an unforgettable stay, while ensuring our local community is respected.

Because our core rules are tied directly to our pub license requirements, we have zero leeway on noise. Please make sure these guidelines work for your group and plans before booking, as we strictly cannot accept groups unable to respect them.

🔊 Quiet Hours & Noise Policy

1. Music & Karaoke: No loud music or karaoke after 11:00 PM (and 10:00 PM on school nights). Please note that the karaoke setup is connected to a smart plug timer that automatically powers off at these times.
2. Outdoor Area & Hot Tub: No socialising outside after 10:00 PM—this includes the hot tub. If you step outside late at night to smoke, please keep voices to a quiet whisper.
3. Windows & Doors: Please keep all windows and doors closed after 9:00 PM whenever music or entertainment is playing inside.
4. Taxi Arrivals & Late Returns: If returning late at night by taxi, please keep noise levels to a minimum when getting out of vehicles and coming inside.

🎉 Stag & Hen Groups

We welcome Stags and Hens! We ask all organizers to double-check that our noise rules align with your weekend itinerary before booking.

• Noise Security Deposit: A £15 per person noise deposit is required for all Stag and Hen bookings.

🛁 Hot Tub Rules

To keep the hot tub clean, safe, and fully operational throughout your stay:

• Capacity: The tub holds up to 6 people, but is best enjoyed with up to 4 people at a time. Exceeding 4–6 people can push water levels over the side, leading to temperature drops and automatic shut-offs.
• No Glassware: Absolutely no glass or bottles in or around the hot tub. Please use the plastic glasses provided.
• Shower First: Please shower before entering to remove lotions, fake tan, and perfumes, which spoil the water quality.
• Strict 10:00 PM Cut-Off: Hot tub use ends strictly at 10:00 PM in line with our outdoor quiet hours. Please place the thermal cover back on securely when finished.

🎨 Decorations, Catering & In-House Fun

• Damage-Friendly Decorations: You are welcome to decorate, but please use damage-friendly hanging options (e.g., Blu Tack or Command strips that won't strip paint).
• In-House Catering & Entertainment: Please notify us at the time of booking if you plan on arranging private chefs, external caterers, or any in-house entertainment.

🐾 Pets & Smoking

• Dogs Welcome: We allow dogs downstairs! However, they must remain strictly on the ground floor and are not permitted in any bedrooms or upstairs areas.
• No Indoor Smoking: Smoking or vaping indoors is strictly prohibited.

🔑 Check-In & Departure

• Check-In: A member of our team will meet you at the property upon arrival to show you around, answer any questions, and then leave you to enjoy your stay!
• Check-Out: Before you depart, we kindly ask that you:
  • Return all furniture to its original layout.
  • Remove all temporary decorations.
  • Place rubbish in the correct outdoor bins.
  • Clean any kitchen or bar items used.
  • Turn off all lights and securely lock the doors on exit.
